ABOUT WALSH CHACON

Walsh Chacon is a family-owned real estate investment company with over 30 years of experience in the San Diego County real estate market. We purchase residential, retail, office and development projects with value added possibilities. We also consider lender-owned property, portfolios, property subject to under-market leases, major capital required, construction issues and ground leases. Our Minimum purchase price is normally $1,000,000.

Our company was founded as a full-service commercial real estate company in 1982 by current president Brian Walsh. We previously employed commercial real estate brokers who specialized in the sale and lease of office, retail, industrial and investment real estate. In the early 1990’s we began purchasing commercial real estate through foreclosure sales and private party transactions. In 2007, we ceased all brokerage operations to focus on operating our existing portfolio and actively adding to our inventory. Although we no longer provide brokerage services, we respect the brokerage community and look forward to working with our former colleagues as principals.

QUICK TURNAROUND

We are a family-owned enterprise, so no outside board vote is required. Close all cash in 30 days or less. We will not waste your time or tie up your property if it does not fit our criteria.

FOR BROKERS

We protect brokers on unlisted properties. We represent ourselves as principals and work with the listing broker on listed properties. We do not participate in any brokerage fees.

CONFIDENTIALITY

We maintain strict confidentiality with sellers and brokers. If a property does not fit our criteria we will not share information.

FUNDING

We have access to readily available funds and require no bank financing. We buy all-cash and reposition the property. We would then secure outside/long-term financing at a future date.

EXPERIENCE

With over 30 years of experience, we have superior knowledge of the San Diego real estate market and can tap the resources necessary to assess lease risk.

ADDING VALUE

We portfolio our real estate and do not look to make a quick buck by flipping a property.
